In addition to our charges there are other organisations to whom we will have to pay money on your behalf, including but not limited to:
- HMRC (e.g. for Stamp Duty)
- Land Registry (e.g. for registration fees and copies of your title documents)
- Local Authority
- Search Providers
- Indemnity Insurance Providers
- Financial Advisors
- Mortgage Lenders
If we are required to transfer money via CHAPS payment through the banking system, there will be a charge of £30 plus VAT.
If you are purchasing with a mortgage you will need to ensure your lender is happy to work with us.
It is not appropriate to give an accurate time scale for a sale or purchase as there are many different factors to take into account, such as how long it takes for your mortgage offer to be issued, whether there are any issues with the title to the property, and the length of your chain (as everyone in the chain has to exchange on the same day and complete on the same day). However, it usually takes around 10-14 weeks from the date you instruct us.

Jane Elgar runs all our commercial conveyancing files assisted by Jessica Merriam. We charge for this work at our hourly rate of £205 plus VAT, calculating total costs based on the time spent on your matter.
Each transaction is different and, as such, it is impossible to accurately predict timescales from commercial conveyancing work. Depending upon the complexity of the matter a typical transaction can take between 2-3 months.
Our fixed fee includes meeting with you to provide you with independent legal advice, liaising with your financial adviser, completing all the legal documentation and returning this to the solicitor acting for the lender. We will receive the mortgage monies, pay off any existing charges where appropriate, and transfer the balance to you. A typical transaction takes approximately 4-6 weeks to complete.
If we are required to transfer money via the CHAPS payment banking system, there will be a charge of £30 plus VAT.
We offer home visits for all types of conveyancing work at no extra charge if within 20 miles of either of our offices. If we are required to travel further, we may add travel expenses.
